Introduction to income property financing (commercial)

When looking at income property get the heart - the NOI. I am amazed at the number of borrowers and brokers that approach us about funding without understanding the NOI (net operating income) for the subject property.

shortcut- Most apt buildings can expect an average of 65% of Gross as the NOI. 50% if its an "all bills paid" complex.

value is driven directly from NOI and cap rate for the area and property type.
